Contract Preparation

Before a property is sold, you must give the buyer with a Vendors Statement, also known as a Section 32. The reason it is called a Section 32 statement is because the information it must contain is set out in section 32 of the Sale of Land Act 1962.

As your conveyancer, it is our job to look after this legal paperwork for you, by preparing both the Contract and Vendors Statement.

Contract Perusal

By signing a Contract of Sale, means you are legally bound to accept the terms and conditions set out in the Contract and also the information disclosed in the Vendors Statement.

At Mirror Image Conveyancing, we offer a complimentary service to check the Contract and Vendors statement before you sign, ensuring you are fully aware of the document you are signing.

Transfer of Property 

Sometimes, for various reasons such as a breakdown of relationship, adding a new partner, bank refinancing, survivorship applications and applications for Legal Personal Representative, you may need to alter the names on the Title.

Plans of Subdivision

If you are planning on subdividing land that you own, or are in the process of purchasing, you will require the services of a Conveyancer to assist with part of this process. Liaising with your Surveyor and the Land Titles Office, Mirror Image Conveyancing can assist to help finalise your subdivision in a stress-free manner.

Survivorship Application

An Application for Surviving Proprietor (ASP) is used when one of the owners of a jointly owned property dies. The surviving owner is registered as the sole proprietor on the Certificate of Title.
